The Benefits of a Perris, CA Refinance Mortgage

Refinancing refers to the process of rolling the existing mortgage on your Riverside County home into a new loan. With record-low interest refinance rates, you might be thinking about taking out a Perris, CA refinance mortgage. Here’s a look at some of the most notable benefits that you can take advantage of when you refinance your mortgage.

A Lower Interest Rate

Perhaps the most common reason why Riverside County homeowners refinance their mortgage is so that they can get a better interest rate on their home loan. If the refinance rates are low, you could save a substantial amount of money. For example, if the interest rate on your existing mortgage is 6% and you can get a 2% interest rate on a Perris, CA refinance mortgage, that could translate to serious savings over the life of your loan.

Reduced Monthly Payments

When the interest rate on your mortgage is lower, your monthly payments could end up being lower, too. This is particularly true if you have the same payoff date on your Perris, CA refinance mortgage as you did on your original home loan. Alternatively, you could extend your payoff date beyond the current date, which would allow you to pay less toward your principal balance and effectively reduce your monthly mortgage payment.

Access the Equity in Your Riverside County Home

If you take a cash-out Perris, CA refinance mortgage, you could borrow against the equity in your home and access those funds and use them for virtually any reason. After you go to closing on your refinance home loan, you would receive a check, and the amount of that check would be added to the principal balance of your new mortgage. Because refinance rates tend to be lower than other kinds of loans, if you need to fund something that has a high price tag – a new car, a home improvement project, a vacation, or even if you want to pay down other debts, for example – refinancing can be a very cost-effective way to borrow the money you need.

A Shorter Term

If you want to pay off your home loan faster, a Perris, CA refinance mortgage could help you do just that. For example, if you initially took out a 30-year loan to fund the purchase of your Riverside County home, you could take out a 15-year fixed-rate refinance home loan. Not only will the term of your new loan be shorter, but because the rates on a 15-year loan are usually less than the rates on a 30-year mortgage, you could not only pay off your home faster, but you could do so without seeing a large increase in the amount you’re paying each month.

Switch to a Fixed-Rate Loan

If you took out an adjustable-rate mortgage (ARM) to fund the purchase of your home, it may have seemed like a great idea at the time. While the interest rate on an ARM loan may be lower than the interest rate on a fixed-rate mortgage when the fixed-rate period ends, the interest rate on your ARM mortgage will increase and you could see a notable increase in your monthly payments. With a Perris, CA refinance mortgage, you can switch from an adjustable-rate to a fixed-rate loan, so the amount you’ll have to pay on your new loan will be consistent moving forward.

Erase Primary Mortgage Insurance

If you put less than 20% down on the purchase price of your Riverside County home, you likely have to pay primary mortgage insurance (PMI) in addition to your principal balance and interest. Once you’ve accrued 20% equity in your property, you can take out a refinance home loan and get rid of your PMI payment. By eliminating PMI, you can enjoy even more savings each month.

It is known for Lake Perris, which hosts a variety of flora and fauna. The city is most widely recognized for having many choices involving aerial activities, such as skydiving and hot-air ballooning. The Perris Valley was actively settled by European Americans in the 1880s, a boom period for Southern California. Prior to 1880, the land was used for pastures. The coming of the California Southern Railroad led to the founding of the city around the new depot. The California Southern was built through the future town site in 1882 to open a rail connection between the present-day cities of Barstow and San Diego.

Due to a land title dispute at Pinacate, most of its citizens moved two miles north on the railroad and established Perris in 1885. The city is named in honor of Fred T. Perris, chief engineer of the California Southern Railroad. The city of Perris was incorporated in 1911. It originally was within San Diego County but, in 1892, it was transferred to the newly established Riverside County.

Perris now incorporates Pinacate Station, which is the home of the Southern California Railway Museum. Formerly known as the “Orange Empire Railway Museum”, this is the largest operating museum of its kind on the West Coast of the United States.
